Planning Board approves lot releases and considers zoning amendments.

Bourne Planning Board releases two recorded lots and advances four zoning amendments toward town meeting. Chair John Duggan's board unanimously approved Approval Not Required status for 159 Clay Pond Road and voted 6-0 (one abstention) to release lots at 2 Henry Drive and 4 Henry Drive following years of administrative delay. On tiny homes, Zac Basinski of Bracken Engineering cited FEMA flood plain restrictions limiting moveable trailers to 180 days; staff member Sean Lewis said year-round tiny homes could avoid trailers entirely.

The board continued deliberation on accessory dwelling units, with staff identifying conflicting GFA definitions, and on Downtown District setback rules aimed at expanding parking and multi-family housing under new MBTA zoning. All four bylaw amendments proceed toward 2026 Annual Town Meeting review.
