Bourne Planning Board unanimously approves warehouse permit, flags concerns about phase two. The board voted 7-0 to grant a special permit for an 8,125-square-foot warehouse at 4 Henry Drive, allowing CRE Realty Inc. to exceed Water Resource District limits with 56.4 percent impervious coverage and removal of 86 percent of natural ground cover. Owner Tom Donovan told the board the tenant is tied to Hydroid, now owned by shipbuilder Huntington Ingalls, and that a larger phase-two building on adjacent parcels is still years off.
Member Steve said, "I'm only going to focus on what's in front of us tonight," while pressing Donovan on whether more waivers would follow. The board separately voted 7-0 to send a Section 2450 zoning amendment, giving nonconforming lots the same five-foot roof-height allowance as conforming lots, to the October 19 Special Town Meeting warrant. Members also discussed a stalled growth incentive zone expansion that has left downtown projects at 223 Main Street and St.
Margaret's Street waiting roughly a year for Cape Cod Commission approval.
