Bourne Planning Board unanimously approves mixed-use redevelopment of Sagamore warehouse site. The board voted 6-0 Thursday to grant Site Plan Review Special Permit No. 6-2026 to BayRidge Realty LLC for 74 Cranberry Highway in Sagamore, converting an existing wholesale and warehouse building into four ground-floor contractor storage bays and four second-floor market-rate residential units — two one-bedroom and two one-bedroom-with-flex. Presented by John Novella of Baxter Nye Engineering, the revised plans addressed the board's prior comments on parking, impervious coverage, truck-turning radii, and lighting.

Approval came with 13 conditions, including a requirement that final engineered retaining wall plans — supported by deep soil borings completed Monday by Northeast Geotechnicals — be stamped and submitted before any building permit issues, and that a revised tree-planting detail require all plantings to be maintained for a minimum of three years. Separately, the board unanimously accepted town counsel's July 21 determination that 115 Red Brook Harbor Road is a buildable lot, closing a long-running subdivision case; a lot release is set for the August 13 meeting.
